At what point in the year should I put my property up for sale?

The best time to sell a property can vary depending on various factors, and there is no one-size-fits-all answer. However, certain trends suggest that the spring and early summer months are often considered a favorable time for selling real estate and then in Autumn, between September and October. Here are some reasons why:

The weather is better: Spring and early summer, offer more favorable weather conditions. Warmer temperatures and longer days make it more appealing for people to search for their future home.

The Appeal: The exterior appearance of a property is more attractive during the spring and summer when flowers are in bloom, and lawns are lush and green. This can enhance the overall curb appeal of the property.

School Year Timing: Families with children often prefer to move during the summer months to minimize disruption to the school year. This can boost the number of potential buyers if your home aligns with this target group.

Daylight Hours: Longer daylight hours provide more opportunities for potential buyers to view homes after work, which can be particularly advantageous.

Bonus payments: Normally, bonuses are paid out in March/April. This offers additional funds to buyers who may contemplate using them for a home purchase

In many cantons in Switzerland, the real estate market remains active throughout the year, and there might not be a substantial variation in the timing of a sale. What is crucial, however, are the specific market conditions in a given area. It is recommended to reach out to a real estate professional who can offer valuable insights.
